About FreshRateHub

Most people find out what their house is worth twice: when they buy it, and when they sell it. In between, the single largest number on the household balance sheet just sits there, unmeasured, while the market moves underneath it.

FreshRateHub exists to put a number on that in between. You tell us four things: your ZIP code, roughly what you paid, the year you bought, and what you still owe. We do the arithmetic and give you a report. Then we keep it current, because the interesting part is not the number today, it is the direction over time.

The name

The rate we track is the rate of change in home values: how fast prices in your ZIP code area are moving, and which way. It has nothing to do with interest rates, and we do not quote, publish, or have any involvement with them.

How it works

Every quarter the Federal Housing Finance Agency publishes a house price index for three-digit ZIP code areas across the United States, built from millions of repeat sales and appraisals on mortgages bought or guaranteed by Fannie Mae and Freddie Mac. It is public domain government data, and it is the same series economists and regulators use to talk about the housing market.

We take that index, apply it to what you paid, and show you the result. When a new release lands, every report on the Site is recalculated. If you asked for updates, you get one. The method is written out in full on our disclosures page, because a tool that will not explain its own arithmetic is not worth trusting.

What we deliberately do not do

We do not sell your information. We do not pass your details to lenders, brokers, agents, or anyone else. We do not run advertising trackers. We do not require an account, a password, a Social Security number, a date of birth, or an income figure, because we do not need any of them to do arithmetic.

We also do not pretend the estimate is an appraisal. It is an area index applied to a number you gave us. It is useful for watching a trend. It is not useful for anything that depends on the exact figure.

Who built it

FreshRateHub is operated by LMK Media, a California limited liability company based in Roseville, California. We are not a lender, bank, broker, or brokerage, and we hold no lending licenses because we do not lend, arrange, or refer.
