Privacy Policy
This policy explains how LMK Media, doing business as FreshRateHub ("FreshRateHub," "we," "us"), handles information when you use freshratehub.com (the "Site"). FreshRateHub is a free tool for estimating and tracking home values and home equity. We are not a lender, bank, broker, or real estate brokerage, and we do not offer or arrange financing of any kind.

What we collect
Information you give us
To build a report you provide your ZIP code, roughly what you paid for your home, the year you bought it, and your current mortgage balance. You may optionally add a street address so the report is easier to recognize, and you may optionally give us a name, mobile number, and email address if you want text or email updates. None of the optional fields are required to see your report.
We do not ask for and do not want your Social Security number, your date of birth, your income, or your bank or account numbers. We never pull your credit and we have no ability to do so.
Information collected automatically
Like most websites we receive standard technical information when you visit: IP address, browser and device type, the pages you view, and the page that referred you. We keep a record of the IP address, browser string, page, and timestamp attached to any consent you give us, because that is the record that proves you gave it.
FreshRateHub does not run advertising pixels or third party marketing trackers.
How we use it
- To calculate your home value and equity estimate and show you your report
- To recalculate your report when the underlying house price index is updated
- To send you the updates you asked for, by text or email, if you opted in
- To keep records of your consent and your requests
- To operate, secure, and improve the Site
- To comply with law and enforce our Terms of Use
How we share it
We do not sell your personal information. We do not share it with lenders, brokers, agents, marketers, data brokers, or any other company for their own marketing purposes. FreshRateHub is not a lead generation service and does not operate one. There is no partner network your details are passed to, because there is no such network.
We share information only with the service providers that make the Site run, such as our web host and the messaging provider that delivers our text messages, and only to the extent they need it to perform that job for us. We may also disclose information where required by law, to protect our rights or someone's safety, or in connection with a business transfer such as a merger or acquisition, in which case this policy continues to apply to the information transferred.
Mobile information and text messaging
No mobile information will be shared with third parties or affiliates for marketing or promotional purposes. All of the above categories exclude text messaging originator opt-in data and consent; this information will not be shared with any third parties.
If you opt in to text messages from FreshRateHub, that opt-in covers messages from FreshRateHub only. It is governed by our SMS Terms. You can stop at any time by replying STOP to any message, or by using our opt-out page.
Opting in to text messages is never required. You can build a report, view it, and come back to it later without giving us a phone number at all.
Your choices
- Text messages. Reply STOP to any message, use the opt-out page, or email us.
- Delete your report. Email us the link to your report and we will delete it and anything attached to it.
- Access or correction. Email us and we will tell you what we hold about you and correct anything that is wrong.
Requests go to support@freshratehub.com. We answer within 45 days.
California privacy rights
If you are a California resident you have the right to know what personal information we collect, to request deletion or correction, and to opt out of the sale or sharing of personal information. We do not sell or share personal information as those terms are defined by the CCPA, so there is nothing to opt out of, but the rights to know, delete, and correct apply and you can exercise them at the address above. We honor Global Privacy Control signals. We will not discriminate against you for exercising any of these rights.
Security and retention
Information is encrypted in transit. Access is limited to the people who need it to run the Site. Reports and consent records are stored in a private database that is not reachable from the public internet. We keep your report for as long as it is useful to you, and we keep consent records for as long as we are required to, which is what lets us prove that an opt-in was genuine.
No method of transmission or storage is completely secure, so we cannot guarantee absolute security.
Children
The Site is intended for people 18 and older. We do not knowingly collect information from anyone under 18.
Changes
If we change this policy we will post the new version here and update the date at the top. Material changes will be flagged on this page.
