Terms of Use
These Terms of Use are an agreement between you and LMK Media, doing business as FreshRateHub. They govern your use of freshratehub.com and everything on it. By using the Site you accept them. If you do not accept them, please do not use the Site.
What FreshRateHub is
FreshRateHub is a free informational tool. It estimates what a home may be worth today and how much equity the owner may hold, by applying published house price index data to the details you enter.
What FreshRateHub is not
FreshRateHub is not a lender, a bank, a mortgage broker, a real estate brokerage, an appraiser, or a financial adviser. We do not offer, arrange, broker, or refer anyone for financing of any kind. We do not give financial, legal, tax, or investment advice. Nothing on the Site is an offer, a solicitation, a commitment, a valuation, or an appraisal.
About the estimates
An estimate on this Site is a calculation, not a valuation. It is produced by taking the purchase price you enter and moving it by the change in the FHFA All-Transactions House Price Index for your three-digit ZIP code area since the year you entered.
That index describes an area, not a house. It knows nothing about your specific property: not its condition, not its size, not its renovations, not its lot, not what the house next door sold for. Two homes on the same street can be worth very different amounts while sharing exactly the same index.
Estimates are also only as good as the numbers you type in. If the purchase price, year, or balance you enter is wrong, the estimate will be wrong.
Treat every figure on this Site as a rough directional indicator and nothing more. Do not rely on it for any financial decision. For an actual valuation, hire a licensed appraiser. The index data is published quarterly and is therefore always somewhat behind the present day; the vintage in use is shown on every report.
Your responsibilities
- Provide accurate information about a property you actually own or are considering
- Do not use the Site to collect information about other people's homes for commercial purposes
- Do not scrape, crawl at volume, reverse engineer, or attempt to disrupt the Site
- Do not use the Site if you are under 18
Your report link
Each report gets its own unguessable link. Anyone who has that link can view that report, so treat it the way you would treat any private link. We do not require an account or a password, which is deliberate: it keeps the amount of personal information we hold about you as small as possible.
Text messages
If you opt in to text messages, the SMS Terms apply and form part of this agreement.
Intellectual property
The Site, its design, and its text are owned by LMK Media. You may use your own report however you like. The FHFA House Price Index data underlying our estimates is published by the Federal Housing Finance Agency and is in the public domain.
Disclaimer of warranties
The Site is provided "as is" and "as available," without warranties of any kind, whether express or implied, including any implied warranties of merchantability, fitness for a particular purpose, accuracy, or non-infringement. We do not warrant that the Site will be uninterrupted, error free, or that any estimate is accurate.
Limitation of liability
To the fullest extent permitted by law, LMK Media is not liable for any indirect, incidental, special, consequential, or punitive damages, or for any loss of profits, arising out of your use of the Site or your reliance on anything on it. Our total liability for any claim relating to the Site is limited to one hundred dollars ($100).
Indemnity
You agree to indemnify and hold harmless LMK Media from any claim arising out of your misuse of the Site or your breach of these terms.
Governing law and disputes
These terms are governed by the laws of the State of California, without regard to its conflict of laws rules. Any dispute will be resolved in the state or federal courts located in Placer County, California, and you consent to their jurisdiction.
Changes
We may update these terms. The current version is always the one posted here, with the date it took effect at the top. Continuing to use the Site after a change means you accept the updated terms.
